Before beginning the termite inspection, one of our licensed inspectors will discuss any concerns or needs you may have. Your inspector will also give you a thorough description of what is involved in the inspection. In order to expedite the process, please be sure to clear up any clutter against your walls, as your Technician will specifically need access to them
Termite inspections can take an hour or more, depending on the size and intricacy of the property. Your inspector will examine both the inside and outside of your property, including your attic, patio, porch, garage, and basement (if applicable). He or she will also look for possible leaks in high-moisture environments such as your kitchen and bathrooms. Your Technician will be searching for termites (dead or alive), termite pellets, termite wings, and termite tubes.
After your termite inspection is complete, you will receive a report that describes everything the Technician found, whether it be the pests themselves or damage they left behind. The report will also provide recommendations for treatment, repair, and/or preventative services going forward.
With the exception of inspections for real estate purchases, termite inspections provided by Ehrlich Technicians are conducted free of charge to property owners. Keep in mind, if termite activity is found during the inspection there may be other associated pest control costs. But you can rest assured that your termite Technician will take time to determine the best termite treatment for your individual needs.
A termite inspection to complete a real estate purchase is subject to fees, typically covered by the seller of the home. The cost of the inspection can vary based on the size of the property, location, and property type. When going through the home-buying process, a mortgage lender can require a termite inspection for loan approval. The Veterans Administration (VA) requires a wood-destroying organism inspection for more than 30 states in the U.S. before they will close a loan. According to the Federal House Administration (FHA), a termite inspection is required to ensure the home is free from termites and other wood-destroying pests before the FHA will approve the loan.
